How close is Colliery Parc to downtown Canmore?

Two blocks. Main Street is two blocks one way, the Bow River is two blocks the other, and the Bow River path is a five-minute walk. That is the whole reason to be on this side of town — the car can stay parked from Friday night to Sunday.

What kinds of home are there at Colliery Parc?

Two-bedroom homes and three-bedroom homes. They are homes rather than hotel suites or fractional shares: a private entrance, your own outdoor space, and somewhere for the bikes and skis to live so they stop making the trip back to Calgary. Which designs are released and still for sale moves as homes sell, so the current plans and sizes sit on the homes page.

What is included?

A $10,000 appliance allowance covers the fridge, range, dishwasher, microwave, washer and dryer. The interior is a single coordinated scheme, the one you walk through in the showhome. Parking is included with every home. Exterior gear storage is on select upper homes only, so ask which ones if the skis matter.

What do the condo fees cover?

Water, sewer, insurance, management, the reserve fund, landscaping and snow clearing — which for a home you are not standing in midweek is most of the point: the walk gets shovelled whether you are here or not.

Is Colliery Parc leasehold?

Yes — a 99-year lease on Canadian Rockies School Division land, prepaid in full by the developer, so there is no monthly land rent for you to pay. You own your home, it is mortgageable, and it is a similar structure to University District in Calgary; the full lease sits in the disclosure package, provided with an accepted offer for you and your lawyer to review.

Can I rent it out when I am away?

Long-term residential renting is permitted. Short-term rentals — Airbnb, VRBO and the like — are not, under Town of Canmore rules. The Town of Canmore sets out its accommodation types on its own planning page.

Can a weekend home here become our full-time home later?

Yes. These are year-round residential homes, not seasonal or fractional ownership, so whether you are here two days a week or seven is up to you.

Are the homes built for Canmore winters?

They are built to Net Zero Ready, with solar included, triple-glazed windows, sound separation between homes and a high-performance building envelope designed for mountain weather — including the midweek days when nobody is here.

Do I qualify for the First-Time Home Buyers’ GST Rebate?

The rebate turns on two things: it has to be your first home, and it has to be your primary residence. A second place kept for weekends does not meet that second test. If this would be your first home, ask us about eligibility when we go through the numbers with you, and confirm your own position with your accountant.
